A roof repair should solve a specific failure without hiding a larger problem. The first question is not “where is the stain?” but “where can water enter the roofing system and travel to that location?”
Problems We Evaluate
Roof repairs may address damaged or missing roofing, flashing failures, membrane punctures, open seams, failed sealant at appropriate details, roof-to-wall transitions, valleys, vent penetrations, storm damage and localized sheathing deterioration.
Finding the Source of a Leak
Water can move along underlayment, decking, framing or insulation before it becomes visible. A ceiling stain therefore does not prove that the roof is damaged directly above it. Leak investigation should trace roof geometry and likely water paths.
Repair or Replacement?
Repair makes sense when the failure is limited and the surrounding roof is still a reliable base for repair. Replacement becomes more reasonable when the roof has widespread deterioration, multiple recurring leaks, extensive substrate damage or a history of repeated patches. See roof repair vs replacement.
Repairing Different Roof Types
Asphalt shingle repair requires matching the repair to shingle condition and flashing details. Metal repairs depend on panel type, fasteners, seams and penetrations. Low-slope membrane repair depends heavily on system identification and material compatibility.
After the Repair
The owner should understand what was repaired, whether any related conditions remain, and whether the work is expected to be a long-term correction or a temporary measure within a larger replacement plan.
