Water may enter at a penetration or flashing detail, travel along decking or framing, and appear inside several feet away. Wind-driven rain can also expose defects that stay dry during light vertical rainfall.
Common Leak Locations
Potential entry areas include chimneys, skylights, plumbing vents, wall intersections, valleys, roof edges, damaged shingles, open membrane seams and penetrations through low-slope roofing.
Interior Moisture Is Not Always a Roof Leak
Condensation, plumbing or mechanical systems can also create moisture. The investigation should distinguish those conditions before exterior roofing work is prescribed.
Repair Strategy
The repair should match the roof system and be integrated with sound surrounding material. Smearing sealant over a suspected location is not a reliable diagnostic method. See roof repair.
