A roof coating can be useful on the right existing roof, but it should not be sold as a universal way to avoid replacement.
Where This System Fits
Coatings are considered mainly for commercial or other low-slope roof systems that have suitable substrate, adhesion, drainage and moisture conditions.
What We Evaluate Before Installation
We evaluate the existing roof type, surface condition, wet insulation risk, adhesion, drainage, penetrations, repairs and whether the coating manufacturer supports the proposed application.
Installation Details Matter
The material name alone does not determine performance. Edges, transitions, penetrations, flashings, drainage and substrate conditions must be compatible with the selected system and installed as a complete assembly.
Repair or Replacement
A localized defect may be repairable when the surrounding system is in serviceable condition and compatible repair materials are available. Widespread deterioration, repeated leaks or substrate problems may justify replacement.
Important Considerations
Coating over trapped moisture, unstable surfaces or incompatible materials can conceal rather than solve a problem. Candidate evaluation is essential.
